Rental Application Scoring

Rental application scoring simplifies your decisions. It’s a great tool if you manage many units and/or have employees.

Application Scoring System

  • Step 1 - Income Qualification

    We require that all potential tenants have a combined income of at least 3 times the monthly rent and that the applicants have a positive monthly balance. If the number is positive proceed to step 2.
  • Step 2 - Rating Score

    The worst score is 5 and the best 45. We recommend a min of 25 Score.
  • For score, less than 549 enter 0; 600-649 enter 6; 650-700 enter 8; over 700 enter 10
  • 1-3 Late payments in the Last 6 Months enter 0; 1 Late payment in the last 12 mos enter 4; No late payments in the last 12 months enter 7; no late payments in the last 3 years enter 10
  • Any collections 0, No collections enter 10. If potential applicants have unresolved collections from utility companies, apartment communities or property management companies it's an automatic denial for us.
  • 0-1 year enter 3; 2-3 years enter 6; 3 years or more or applicants in active military enter 7
  • Under one year 2; 2-5 years enter 6; 3 and over enter 8
  • Automatic Disqualification

    If the applicant answers yes to any of those questions they will be automatically disqualified.
