15-Day Notice to Pay or Quit (Non-payment of Rent between September 1, 2020 and June 30, 2021) (Code of Civil Procedure section 1179.03(c)(5)) 

THREE (3) DAY NOTICE TO PAY RENT OR QUIT

Step 1 of 2

  • Address notice to ALL adult occupants including those who may have moved out.
  • Insert address of leased property
  • MM slash DD slash YYYY
    Insert date rental agreement began
  • Insert amount owed by the tenant. Do not include late fees or any other additional fees. Do not include rent that's over one year old.
  • Insert the dates the overdue rent is for.
  • Enter the name of the county where the property is located.
  • MM slash DD slash YYYY
    Count three days from the delivery of the notice. Don't include Saturday, Sunday, Legal Holidays, and the day of delivery of the notice.
  • YOUR FAILURE TO COMPLY WITH THIS NOTICE MAY RESULT IN LEGAL PROCEEDINGS BEING INSTITUTED AGAINST YOU.

How to Serve the 3-Day Notice to Pay Rent or Quit

  1. Deliver the notice to the tenant in person.
  2. If the tenant can’t be served in person, the notice can be left with a suitable person at the tenant’s residence or place of business and a copy must be mailed to their residence.
  3. If 1 and 2 are not an option, the notice can be posted securely in a conspicuous place (front door, etc.) and a copy must be mailed to the tenant’s residence.
