As a loan type, fix and flip is used exclusively for residential real estate opportunities that you are looking to rehab and sell within a short period of time, typically 6 to 9 months from the date of purchase.  Investors will purchase a distressed property or fixer-upper, with the intention of ‘fixing’ the damage and improving its look.

2nd Trust Deed Loan

You can obtain up to 65% loan to value including the existing 1st Mortgage. Another advantage of obtaining a 2nd Trust Deed Mortgage is you can get money to improve your home and avoid paying or it over a 30 year period. A final advantage to obtaining a 2nd Trust Deed Mortgage is getting funding, and if the intent was Business, please consult your Accountant that it may be a Business write off.
