  • How do you price rentals for short term
    Our first tenants have been great but their 1 year lease end in 60 days. We offered them a 1yr renewal at the same price… they are asking about month to month or 6 month options. How do you guys price your rentals for short term? Not sure if we are comfortable going this route or not, but looking for advice before we decide.
  • Recommendations to get rid of urine smell
    I have a long term tenant who has been great… until I found out she got a male non neutered cat (without my permission) who has been spraying all over the townhome for months. I do accept an adult cat normally but ask for proof of it being spayed/neutered for this reason. The smell is seeping into the townhome next door and I gave her a week to try to clean it up and get her cat fixed. I went in yesterday and it’s worse. I very nicely told her the cat goes or they both go. She called me today and said she is looking for a new place. I’ve never had a smell like this to deal with. Any recommendations on ways to get rid of this smell once she is out? I know the usual paint everything with Kilz, replace the flooring, etc… but I literally can’t even stand to walk in there to begin all of that with the way it smells.

  • It is worth getting HELOC to purchase a rental property?
    Hey…me and my wife are looking to purchase our first investment property. We have a potential tenant… Thing is my credit score is 638….mortgage lender is wanting 25%down and 15 year loan to keep rates down. Only way we can do that is to do a home equity line of credit….would it be worth it?

  • Not sure how title insurance works
    Hi folks I am unsure about Title Insurance and how it works and why it’s so darn expensive. A lender quoted me almost $2200 for Title Insurance for a $483K mortgage. He also told me to feel free to shop it and he can use anyone I come up with. How do I even go about finding a reputable Title insurance provider? This $2200 seems crazy to me. But maybe I just don’t get it. Thanks
  • What options do I have to eventually collect past due rent?
    I have a tenant who owes rent since April. I can’t evict him due to Covid-19 pandemic, by the time the eviction will be done…tenant will be 5-6 months behind in rent payments…plus damages legal expenses – the potential bill could be between $10,000 – $15,000…needless to say not chump change to simply let go. Soon to be former tenant has a six-figure job and has been actively/gainfully employed through this whole crisis simply chose to become a squatter. Outside of judgment and potential for garnishment, what options do we have (in Florida) to get/receive restitution?? Any/all advice/guidance appreciated…
