2. Efforts to reduce vacancies – listing properties before they become vacant. Listing a property before it’s vacant is very inconvenient for the managers so if they do it, it shows that they make an effort to rent it as fast as possible.
3. Length on market – how long listings stay on the market if they are vacant and available.
4. Presentation of current listings – photos, videos, and condition of the property.
5. Reputation reviews – heavily weighted landlord reviews.
6. Experience – how long has the company been in the same business. The result is expressed in points not years.
7. Industry participation and reputation – membership in the property management association and related designations.
8. Cost – we consider the cost to lease, manage and renew a lease on a $1500 rental. Some property managers charge a flat fee which makes it more cost-effective for higher-end rentals.
